Short answer: use soft washing on roofs, siding, stucco and screens, and pressure washing on hard surfaces like concrete driveways and sidewalks. The right method depends on the surface, not on what is cheapest.

What soft washing is

Soft washing uses low pressure and a cleaning solution that sits on the surface. The solution kills algae, mildew and mold at the root instead of just knocking off the top layer. It is gentle on shingles, paint, stucco and screens.

What pressure washing is

Pressure washing uses higher water pressure, usually with a rotary surface cleaner, to lift dirt, oil and stains from tough surfaces. It works well on bare concrete, but high pressure can damage roofs, siding, stucco, window seals and screens.

Which method for which surface

Roof: soft wash

Stucco, vinyl and brick siding: soft wash

Pool cages and screen enclosures: soft wash

Concrete driveways, sidewalks and patios: pressure wash with a surface cleaner

Pavers: gentle wash, then re-sand and seal

Wood fences and decks: low pressure with the right cleaner

Why it matters in Lake County

Humidity, shade and lake moisture help algae come back quickly. A surface that is only blasted can look clean for a short time and then regrow. A soft wash treats the growth itself.

How we choose

We look at each surface and choose the method for it, instead of using one setting on the whole house. Get a free estimate at (407) 534-0047.
